After a wonderful comment left by Aleta i decided to write this post about businesses in my life.
My parents had their own business when i was a teenager. They were in partnership with a friend and together ran a leather importing business selling everything from jackets to bags and even ornaments. They had this business for almost 10 years but were burnt severely by the partner. To the extent that they were told that all profits were put back in the business and paid lump sums here and there. End result they received below what they would have if they had been cashiers at a local store. They were told that it wasnt feasible to pay them the remaining amount.
My first experience with business was horrible., When i had just turned 20 i went through the most life changing moment. My grandfather who i loved more tyhan anyone in this world was murdered. A year later i ventured out and started my own business. I was determined to succeed. I imported clothes and Jewellery and within 6 months had made my money back but i found it hard to do this and study. Since then ive tried many many small businesses including card making, wedding favours even cake making.
I met my husband a few months after i had started my first business. He is 9 months older than i am but also had an ambition to do his own business. But he had taken it to a higher level. He was opening a bar (which has been going strong for the past 5 years).
After we got married i worked as an accountant while studying professional exams but on the side still had an urge to do business. Like alot of people i loved makeup and perfumes. I had so so many so i looked for a more affordable way for me to buy them. I was forever choosing fragrances for family and decided to buy containers of what i thought was the best smells. Then i made a pdf document (all by myself) with my logo on top (very posh it was) and sent it to all my friends and they sent it on. Before long i was receiving bulk orders weekly. I made a great percentage from this but when i compared this to the ease at which money was coming from properties and the fun i had with the properties i decided to call it a day.
We bought our first property just over 2 years ago now. This was for us to live in and was a small end terraced house but with 4 bedrooms. It was lovely. Here a few months later we were blessed with Tai (my dogue de bordeaux) My parents gave us £1000 and we just had enough to give as down payment on the house at that time. 6 months later we invested in our second property. This was a 3 bed house and the estate agents told us the circumstances why the person wanted to move so we offered 20% below asking price and surprisingly got a yes. A few months later we went to our first auction and bought a converted house (4 flats). This was an eyeopening experience. We went to auction with a mortgage offer in place so all seemed fine. Won the property which was amazing but then the mortgage company pulled out. One thing if you ever bought by auction is that they keep your deposit if you dont complete the purchase. We managed to get a bridging loan which was so so expensive and remotgaged a house to pay for the new one we had bought. Since then we have bought over 10 more dwellings and sold 3 of them.
Our first house we were living in was great we spent less than £1000 on it with paint and little carpet change etc. And sold it a year later for 19% more than we had bought it for.
We were fortunate enough to attain commercial financing. this is a great story to truelyn reinforce the belief in law of attraction. We attained commercial finance literally 4-5 months ago. We had attracted into our lives this man who was a big player in the development field. He is a true gentleman and told his bank to consider us for clients. Me and my hubby got a call from the commercial manager and arranged a meeting. we had to take along a list of current assets and their equity also bank statements and to the extent of needing to provide our work CV. We were there for about an hour and a half being grilled about our expectations of the market etc etc it was intense. Long story short she approved us for the finance and also negotiated prices for lawyers for us. We are now with one of the best lawyers for £50 more than we were paying our small high street one.
So we had attracted all these people into our lives. Now we dont need to get mortgages at all and everything can be done within 3 phone calls.
The market is uncertain but we are finding this the best time to buy and all the investors we have talked to are saying the same. We are getting amazing deals but still making sure we are being fair to the sellers.
We have also been passing on knowldege about developing and buying properties to family and friends as everyone we come in contact with sees it as an easy job with great rewards. it is not a job for the faint hearted there is a great deal of time finding products, prioject managing and so much money inlay before you get results. But if you put the time and positivety into anything you will succeed.
Me and my hubby do everything together and have found that we work so well together. Now everyday is fun and more exciting. we concentrate on different areas of work where he sorts out the builders and i buy the big stuff (mine is an easier job).
We are looking into venues to make a banquet hall for weddings etc. Thats our next step. I have many more ventures i want to do in this lifetime.
