With option to own, make sure the price that was put into the option is similar or current market value of your home. Some sellers inflate the price of the home in order to give you a portion of your rent back to you towards the downpayment at closing.

What you will find is that most sellers will give you a credit for closing costs up to 3% of what the property sells for is what a lender will allow.

Happy House hunting! Do some computer due diligence. Then use a professional to help you locate good deals and walk you through the buying process. It makes it fun and easier that way.
